In situations like this timing can be just as important as price. That’s where we can really help. There are three reasons why you should consider letting us be your ‘for sure’ buyer.

1. You pick the closing date. And more importantly, you can adjust the closing date if needed. If your move is delayed for any reason just let us know. We can wait. Or if you need to close sooner that’s also not a problem. This kind of flexibility can make your life much easier.

2. We allow you time to move. Most buyers, especially homeowners, want you to be completely moved out before they will close. We understand that oftentimes people need the money from the sale of their house in order to move and, even more importantly, buy their next home. We can buy your house first and allow you time to buy your next home and arrange for a move that isn’t rushed or stressful.

3. We let you back out if you can’t buy your new house. If for any reason you are not able to close on your new home, we allow you to back out of the deal. This is especially important in our current state of economic craziness! We put this in writing for your protection.

Don’t Get Scammed! |We Buy Houses Amarillo | Mitchell Property Group

A while back I met with a homeowner and placed a bid on their house. A few days later they called and told me I had been outbid by another investor. I was surprised to hear this because I had made what I considered to be a very aggressive offer. A month later they called and asked if my offer was still good. I told them it was and we closed two days later. At closing they told me that this other investor had really given them the run-around. Once he got their house under contract he had brought in other buyers to try and sell the property before he had even bought it. Sounds crazy but it happens all the time. When he couldn’t find another buyer he just backed out.
Here are the 5 best ways to avoid being scammed:

1. Never sign an assignable contract. Do not sign a contract with the words “and/or assigns” written in it. In fact, in special provisions you should write “this contract is not assignable.” This is probably the easiest way to avoid being scammed. This will prevent an investor from trying to sell your house before they buy it.

2. Ask for references. A good company will not mind giving you references. I can give you as many as you want.

3. Verify funds. If someone advertises they pay cash for houses they won’t mind you verifying that they actually have the money to close. If they balk at this request do not work with them.

4. Ask for a short closing date. Even if you want to close in 30 days don’t tell that to the investor. Tell them you want to close in 3 days and your contract will not be assignable. You will be able to tell immediately if you are dealing with a real cash buyer or not!

5. Do not sign a contract with a long option period or a long inspection period. Anything over 5 days should be a red flag. Many new investors want long option periods so they can back out if they can’t find a new buyer. Short option periods make this much more difficult.

Cash for Houses Amarillo | Scam or Solution?

Today I googled the term ‘Cash for Houses Amarillo’ just to see what would come up.  I saw that there were many people who said that the ‘Cash for Houses’ advertising is nothing but a scam.  At first this really upset me.  But then I realized that many people do have very negative experiences with Real Estate Investors.  It is just a sad fact.  So I thought I would respond to the three biggest complaints that I kept reading about.

  1.  These companies are just trying to list houses, not buy them.

Here at Mitchell Property Group we buy Amarillo houses.  We buy lots of houses actually.  Yes, my wife Emmy is a Real Estate Broker (and a darn good one I might add!).  Yes we can list your house if you really want us to.  But our main focus is buying houses.  When you call us we are not going to try to get you to list your house with us!  We want to buy it!

  1.  Nobody ever called me back.

It is our goal to answer all calls that we receive during business hours.  But we are still just a very small family business.  We can’t answer them all.  We are out looking at houses every day.  So we try to call everyone back within a few hours.  Sometimes we are out of town or we are closed for a holiday.  But believe me, if you call or e-mail us, you will most certainly get a call back from us asap!

  1.  The offer was ridiculously low.
