You need to look at market comparables in your neighborhood. Try to look only at houses that are within 20% of the same size as yours, in the same condition, and that have sold within the last year. If you price it too high you will miss out on the first 30 days on the market, which is the time that your house will get the most exposure. Price it aggressively if you want it to sell quickly.
