Should you sell your Amarillo house to a Real Estate Investor?

Friday, March 23rd, 2012

I get calls every day from people who want to sell their house. Most of these don’t want to wait for 6 months to sell their house. They want it sold in a few days. That’s why they call me. Of course I would love to buy every single one of them, but sometimes it just doesn’t make sense for someone to sell to a Real Estate  investor like me.

How can you know when selling your house to an investor makes more sense than listing with a Realtor?

If your house is in a nice area, in good condition, and (here is the big one) you have time to wait for a higher offer, then you need to list it with a Realtor.

On the other hand, if your house is in a marginal area, or it needs repairs, or you just want to get it sold quickly, then you need to let me make you an offer. Now I know what you are thinking… A Realtor can get you way more money, Right? Well, let’s take a look and see.

First of all, the nation average for discounting a home is 5%. Most Realtors are going to charge you 6% to sell your house. You can figure about 2% to pay your own closing costs. You can also count on buyers needing you to pay up to 6% for their closing costs. If you don’t believe me just ask around. That’s the new way the Real Estate market works. Buyers just don’t have the money to pay for their closing costs. So you are losing around 19% to the transactional costs. Then you get hit with a list of repairs from the new buyer. This can add up to some serious money. Even if you don’t pay the full 6% for buyer closing costs and you don’t negotiate the full 5%, you are still going to lose around 15%. And you will sometimes have to wait up to 6 months or longer for your house to sell. Many people aren’t in a position to wait that long.

People who sell to me have several advantages.

1. They get to pick when they close. Since I pay cash I can close in as little as 3 or 4 days or I can close in 2 months. Some people need to be able to know that their house will sell, for sure, on a certain date. The timing in a Real Estate transaction can be just as important as the price.

2. I take the house in it’s as is condition. That means that the seller doesn’t have to make any costly repairs. They don’t even have to clean up.

3. I handle all of the paperwork and details. I make things as easy as possible. From writing the contract to working with the title company, I handle everything. The seller can just focus on other more important things.

Now I know what you are thinking. You are thinking that I offer half of what the houses are worth right? I mean, if I were in your shoes I would be thinking the same thing. So the million dollar question is, “How much do you offer for houses?” I get that question a lot. It depends on the area and the condition of the house. I do have to get the house for a price that allows me room to fix it up, put it back on the market, and babysit it until it sells. So yes I have to buy at a discount. But when you compare my offer with what you would actually NET (walk away with) if you were to sell using a Realtor, you would see that my offers are very reasonable. I am doing the job of a general contractor and a Realtor all in one. If you were to add up what you would really spend if you were to call a contractor to make repairs and then sell using a Realtor, you would see that selling to me is not such a bad idea. And the big bonus is that you can have your money now instead of 6 months down the road.

If you are still on the fence, you should give me a call. I would love to visit with you. You can call me at 806-359-7653. You can also visit my website at Sell Your Amarillo House

Do you have a house that you need to sell?  Has it been sitting on the market for months with no offers?  Maybe your house doesn’t appeal to buyers.

With the high number of houses sitting on the market buyers have more to choose from than ever.  Your house must be very appealing to buyers or it will get passed over.  How can you make your house easier to sell?

  1. Start with the outside. Curb-appeal is what gets people in the door.  Make sure the exterior is painted and needs no repairs.  Chipping or peeling paint will scare off most home buyers.  Use a pressure washer to clean the exterior brick or siding.  The yard should be freshly mowed and free of any trash or junk.  Adding flower beds is an inexpensive way to make your house look better.  You may also consider adding shutters to your windows.  These little things will increase the curb-appeal of your house and help it be more competitive.
  2. Next, focus your attention on the kitchen and bathrooms, especially the master bath.   Experts agree that these are the most important areas of your house.  If you are going to spend money on fixing up your house, start here.
  3. Remove all clutter from inside your house. This helps buyers visualize how they will arrange their furniture.  It also makes your house appear bigger.
  4. Make sure to fix any items that need repair. Leaky faucets, stained carpet, old hot water heaters, and stained bathtubs are good places to start.  Just make sure that everything works.
  5. Finally, make sure that your house is spotlessly clean and smells good. You need to be able to show your house with little notice so keep it clean at all times.

If you do these five things and your house is priced correctly, it should sell.  Some people don’t want to fix or clean anything.  They can’t wait for months and months for their house to sell.  If you need to sell your house fast or if your house needs a lot of work, give us a call.  We buy Amarillo and Canyon houses from people just like you.   We take the house as is, we pay all of the closing costs, and we can close as fast as you want.  We are very easy to work with.  Give us a call today at 806-359-7653 or visit us online at  Sell Your Amarillo House

Do you need to sell your house fast?

Does your house need a lot of repairs?

Do you want to avoid the hassle of using a Realtor and waiting for months and months to see if it will even sell or not?

What if you could just sell your house to a cash home buyer, in it’s as is condition, and close in just a few days?

My name is Wade Mitchell.  My wife Emmy Mitchell and I are real estate investors here in Amarillo.  Every month we buy Amarillo houses from people just like you.  We can help you too!  Even if we can’t buy your home we can probably give you some good ideas that you may not have considered.  Here is what we can offer:

  1. We are super easy to work with! We make sure you understand all of your options.
  2. We pay cash!  You don’t have to worry about long drawn-out bank approvals.
  3. We close whenever you want! You are in complete control.
  4. We buy property in its as is condition. You don’t have to fix anything or clean anything!
  5. We pay all of the closing costs and take care of all of the details!  You just sign and pick up your check.

If your house is in great condition, in a great area, and you don’t mind waiting months for it to sell then selling to us may not be your best option.  (You should still call us though because we also list houses!)  But if you need to sell it fast or it needs a lot of work we can definitely help!

I just got a call from a guy who I talked to about 6 months ago who wanted me to buy his home in Amarillo.  We couldn’t come to terms so he listed it with a Realtor.  He is a really nice guy, and despite not being able to work with him, we made friends.  I told him to let me know how everything went.  This is what he told me.  In the end, he walked away with about $5,000 more than what I had offered him on his home.  It took him 6 months to find a qualified buyer and get his house sold.  The contract price was higher, but by the time he paid his Realtor 6%, paid 3% in buyer closing costs, and 1% in his own closing costs, he didn’t get as much as he thought he would have.  But here’s the bad part.  He had to keep making payments for 6 months while his house was on the market!  His payment with taxes and insurance came to about $716 per month (This was about a $100,000 house).  So he paid $4296 in payments over that 6 month period.  And to add insult to injury, he had to paint the trim of the home so that it would pass the bank inspection.  As you can imagine, this guy was a little frustrated.  He told me that he should have taken my offer and saved himself all of the trouble!

You see, it is not easy to find a good qualified buyer for your home.  It has become much more difficult than it was even a few years ago.  We are getting more calls than ever from people who are having a hard time selling their home.  Why are so many people contacting us?  Well here is my opinion.

  1. The Real Estate market has slowed down a little bit.  Now I’m not saying that it is time to panic, and I wouldn’t believe what the news media says, but I things have definitely slowed down.  Part of that has to do with the economy.  Another reason is that there has been a flood of foreclosures over the past several years.  The end of the home buyer tax credit is big reason that things have slowed down.  The home buyer tax credit really did help our Amarillo market as well as the rest of the country.  But it caused everyone who was even thinking about buying a house to go ahead and pull the trigger.  Now there are fewer buyers as a result.  In our current market it not really that a house won’t sell, because it will, it is just that it is taking longer and selling for less.  It has to be in better condition and marketed properly.  Finally, I think a lot of people are still on the fence.  Maybe they want to see what the economy is going to do.  Whatever the reason, they aren’t ready to pull the trigger and buy a home.
  1. People are tired of using Realtors.  You can have the best Realtor in the world but they still can’t guarantee that your house will get sold.  Realtors charge around 6% for their services.  They do a good job for the most part but it just takes them several months to get your house sold.  Sometimes it is because they are not marketing the property correctly or following up on showings, but other times it has nothing to do with the Realtor.  When you use a Realtor you can count on multiple showings.  Some people don’t want to keep their house neat and clean and be ready to show it with very little notice.  They also don’t want to make expensive repairs.  Most Realtors will want you to make repairs before they take on the listing.  For some people this is just not an option.
  1. People can’t afford their property.  Many people have no idea just how expensive it can be to own a home.  First you have your house payment, then property taxes (which are just about due), and then you have insurance.  These are the big three.  But don’t forget about maintenance!  It just flat out costs a lot of money to keep a house up and running.  Things break and need to be repaired.  All of these things add up.  I have talked to people before who decided to list with a Realtor instead of taking my offer.  Six months later they called me and told me that they finally got their house sold, but that after they paid their Realtor and paid their closing costs and made the repairs that they didn’t come out as well as they had hoped.  When they factor in 6 months of holding costs it is obvious that they would have been better off taking my offer and getting their money 6 months earlier.

When I get calls from people looking for someone to buy their home in Amarillo, I know what they are thinking… They think I am just trying to steal their home.  But that’s just not the case.  I do the combined job of both a Realtor and a General Contractor, but the big difference is that I am a buyer, and they are a Realtor.  I buy it, they list it and hope to find a buyer.  I have to get it for a good enough deal that I can fix it up and resale it for a profit, but when you compare my offer with what you would actually walk away with if you were to use a Realtor, you will see that I am actually a pretty aggressive buyer!  Especially if your home needs some work.

So if you are looking for a home buyer in Amarillo give me a call.  I can go over the numbers with you and if it makes sense for you to do business with me then great.  If not then that’s ok too.  You can call me at 806-359-7653 or visit my website at Amarillo Home Buyers for more information about my company.

Sell Your House to an Investor or List with a Realtor? | Amarillo TX Real Estate

Tuesday, April 19th, 2011

I get a lot of calls from people who are trying to decide whether to list with a Realtor or sell to a Real Estate Investor.  It really just depends on the situation.  There are advantages to both.  People are worried that it may take months to get their house sold, and for good reason.  The housing market in Amarillo is not as bad as some parts of the country, but it is not as good as it used to be.

But there has been some good news recently in the housing market.  CoreLogic reported that home prices fell again in February, but the price drops appeared mostly with distressed sales–short sales and bank-owned homes, otherwise known as REO properties. Excluding these, the CoreLogic index was essentially flat, down just 0.1% versus a year ago. Their Chief Economist commented, “When you remove distressed properties from the equation, we’re seeing a significantly reduced pace of depreciation and greater stability in many markets.” During the month, 6 out of 10 of the country’s biggest markets saw home price APPRECIATION in non-distressed sales.

So what does this mean to the average homeowner in Amarillo TX?  Well, to me, this says that there are really two housing markets.  One for pretty houses and one for houses that need work.  I say this to people over and over.  If you have a house that is in good condition, in a good neighborhood, and you have months for it to sell, then listing with a Realtor is the way to go.  Keep in mind that you will end up paying around 6% in Realtor fees, about 1% in your closing costs, and usually 3% in buyers closing costs.  You will probably get hit with a list of repairs that you will need to make.  You will have holding costs for the time that it sits on the market.  But in the end you will come out ahead.

But what if you have a house that needs work and you can’t afford to make the repairs?  What if you can’t wait for months for it to sell?  That is when it may be best to sell to an investor.

When the housing market was at its peak, distressed properties could be sold without too much trouble.  But now mainly because of Foreclosures the market is flooded with ‘fixer-uppers.’  Whereas before distressed houses were hard to find, now they are on every block.  This makes it very difficult to sell a distressed property on the open market.  Now there is fierce competition in this segment.  As banks keep discounting these properties in order to get them off of their books, the market just keeps getting softer.  That is why it makes sense to get an offer from an investor.

We are a local husband and wife team who specialize in buying houses in the Amarillo area.  Why should you work with us?

  1. We are super easy to work with! We make sure you understand all of your options.
  2. We pay cash!  You don’t have to worry about long drawn-out bank approvals.
  3. We close whenever you want! You are in complete control.
  4. We buy property in as is condition. You don’t have to fix anything or clean anything!
  5. We don’t put a sign in your yard and try to sell your house to other buyers. WE BUY IT!

Need to Sell Your Amarillo House Fast? | We Can Buy Your House Today! 806-359-7653

Monday, March 28th, 2011

Selling your house is not nearly as easy as it once was.  But even when the market was at the peak it still took about 3 months from putting a sign in your yard to going to closing and getting a check.  Now that our market has slowed down it is taking closer to 6 months for many houses to sell.  Part of the problem is that the economy in general is not as good, but the main problem in my opinion, is that the banks don’t want to make loans on houses the way they once did.  It’s pretty hard to get a loan unless you have perfect credit and you are buying a house that is in great condition.  Another problem is that there are a lot of houses for sale right now.  This means competition!  There are more bank-owned (Foreclosure) houses for sale than ever.  These houses usually need some work and can be bought pretty cheap.  So if you are selling a house that needs work you need to look at what foreclosed houses are going for in your neighborhood.  This is your competition.

So what does all of this mean to you?  Well, if you have a house that you need to sell fast these are some facts that you should consider!  You need to understand the market and you need to know your competition.  For some people, selling to an investor like me makes a lot of sense.  Especially if you need to sell your house fast and your house needs repairs.

I am looking for houses to buy in Amarillo and Canyon.  I can pay cash and close in a few days if you need me to.  I take the house in it’s as-is condition so you don’t have to make any repairs.  I pay all of the closing costs and take care of all of the details.  Even if I am not able to buy your house I can probably give you some good information that will help you be even more informed.  If you would like a fast, confidential, all cash offer on your house call me today at 806-359-7653.  You can also visit my website at Sell Your Amarillo House.

It’s no secret that the real estate market has cooled off.  Even here in good ‘ole Amarillo Texas we have seen the housing market slow down.  Several years ago you could just put a sign in your yard and your house would just about sell itself.  That’s definitely not the case today.  Some houses are taking 6 months or longer to sell.  For some home owners waiting for months to get their house sold is just not an option.  If you need to sell your house sooner rather than later then give us a call.  We buy fixer-upper houses.  We buy pretty houses.  We buy just about every kind of house except mobile homes.  Here is what we offer.

  1.  We pay cash so we can close whenever you want.  In as little as a few days if you need to close that fast.  You are in complete control of the closing date.  There are no banks to complicate the transaction.
  2. We take the house as is.  You don’t have to fix or clean anything.  We take care of that for you.
  3. We pay all of the closing costs.  Most people don’t realize how much the closing costs on a typical transaction can add up to!
  4. We take care of all the paperwork and handle all of the details.  All you need to do is focus on your next move and then come sign and pick up your check.  We make it very easy.

Often people tell us that the biggest benefit we offer is the peace of mind that comes with knowing that your house will be sold for sure on a certain date, no if’s, and’s, or but’s!  Sometimes life can throw you a curve ball.  You get transferred with your job or you fall behind on your payments and want to avoid foreclosure.  Those are the times when you need to know for sure that you can count on your house being sold.  That is perhaps the worst thing about working with a traditional buyer.  So many times a buyer’s financing will fall through at the last minute.  Sometimes they just change their mind and back out.  We are not that way.  We close on time, every time.

So if you have a house in Amarillo, Canyon, or Lubbock that you need to sell, stop what you are doing and call me.  My web guy tells me that I need to also tell you to send me an e-mail or to visit my website at Sell My Amarillo House and so I’m telling you to do that.  But it’s just way better to pick up the phone and call me.  I’m a nice guy and I won’t try to force you to take my offer.  I can probably give you some ideas that you haven’t thought about, even if I can’t buy your house.  You can call me at 806-359-SOLD (7653) or toll free at 1-866-554-SOLD(7653).

Sell your Amarillo House Fast- How do you know which house buying company to work with?

Wednesday, September 1st, 2010

I recently bought a house in Amarillo from a lady who needed to move closer to her children.  She was a really nice lady and I was happy to work with her.  When she first called me she was a little skeptical about working with a Real Estate investor.  When I drove out to take a look at her house I soon found out why.  I noticed a for sale sign in her yard and asked her if she had received any good offers.  She told me that it wasn’t HER sign, it was another investor’s.  She told me that she had signed a contract with this guy and she thought that he was buying her house.  As it turned out, he was just trying to sell it without buying it.  He wanted to be a middleman.  He put his sign in her yard and showed prospective buyers the house  but in the end, could not get it sold.  Now I understood why she was a little nervous.  Three days later when she signed the papers and picked up her check she thanked me for doing what I said I would do.  I went home and thought about it and it made me upset.  That’s why I’m writing this.

I get calls every month from people who tried working with some rinky-dink ‘we buy Amarillo houses’ company.  This investor made big promises but in the end, the deal didn’t close and the homeowner was left hanging.  They call me looking for help.  The problem is that many investors can’t get loans to buy houses, so they just try to make a quick buck by selling the house before they buy it. They just want to be the middle man.  They have no intentions of closing on the houses they put under contract.  It sounds crazy but it actually happens.  .  If you are selling to a Real Estate Investor, how do you know which company to work with?

You have got to make sure that you sell your house to an established, reputable company.  You need to make sure that they have the funds available to close and that they do indeed plan to close on the house  themselves.

Here are some things to keep in mind:

1.  Try to deal with only local companies.  This makes checking up on a company much easier.  I personally wouldn’t sell my house to someone who wasn’t local.

2.  Ask for and call references.  A good company should have plenty of satisfied customers.  I can give you a list of references a mile long.

3.  Check with the Better Business Bureau.  Just because someone has a ‘we buy Amarillo houses’ ad does not mean that they are a real company.

4.  Insist on using a local title company.

5.  Meet the person face to face if possible.  There are too many scams out there.  Meeting face to face makes it much harder to be scammed.

6. Ask lots of questions.  Don’t take anything for granted.

7.  Have a local attorney review the contract if anything looks suspicious.

8.  Don’t work with anyone who wants to put a sign in your yard and sell your house to someone else.  That is just ridiculous.  Why not just call a Realtor?

It is important to remember that not all real estate investment companies are bad.  When we write a contract on a house, we intend on closing that deal.  We have the funds available to buy it.  Sometimes we even advise people to do something besides selling us their house.  They just look at us kind of funny,  but that’s just how we do it.  We have to live and work here in this community with the same people we help.  We are very much a local company.  People can stop by our office for a cup of coffee anytime.  But the bottom line is that our deals close on time.  We do what we say we’ll do. That’s why we are still in business.

If you have a house to sell in Amarillo, Canyon, or Lubbock, give me a call.  I would be happy to make you an offer.  You can call me at 806-359-7653.
