Amarillo Home Buyer | When should you NOT use an investor?

I spend a lot of money advertising that I buy houses in Amarillo.  And as much as I would like to buy every single house that I look at I realize that sometimes it is better for the homeowner to not use me.  When is it better to call a Realtor or put a For Sale By Owner sign in the yard?

  1.  When you have plenty of time to sell your house.  If you can wait for at least three months or more you might consider calling a Realtor assuming you meet at least one of the next two requirements.
  2. When your house is in good condition.   This means that you may be able to find a homeowner who can pay more than an investor like me.
  3. When your house is in a good area.  Houses in good areas have a good chance of selling if you list them with a good Realtor.  Assuming of course you can wait for three months or more.
