Need to sell your house so you can buy a new one? | We buy houses in Amarillo | 806-359-7653

Wednesday, April 22nd, 2020

We’ve been getting a lot of calls lately from people who are selling their house in order to buy a new one. Some people are downsizing, some are being transferred, and some are moving to be closer to family. Whatever the case may be, the one thing they all have in common is they have to make sure they have a solid buyer lined up to buy their house. In situations like this timing can be just as important as price. That’s where we can really help. There are three reasons why you should consider letting us be your ‘for sure’ buyer.

1. You pick the closing date. And more importantly, you can adjust the closing date if needed. If your move is delayed for any reason just let us know. We can wait. Or if you need to close sooner that’s also not a problem. This kind of flexibility can make your life much easier.

2. We allow you time to move. Most buyers, especially homeowners, want you to be completely moved out before they will close. We understand that oftentimes people need the money from the sale of their house in order to move and, even more importantly, buy their next home. We can buy your house first and allow you time to buy your next home and arrange for a move that isn’t rushed or stressful.

3. We let you back out if you can’t buy your new house. If for any reason you are not able to close on your new home, we allow you to back out of the deal. This is especially important in our current state of economic craziness! We put this in writing for your protection.

If you are selling your house for any reason give us a call. We would love to help you. Call us today at 806-359-7653.

Every house has a story to tell. That’s what so cool about Real Estate! Recently Sharon called me and asked if I would take a look at the house she grew up in. It was a really cool house that had been in her family since the 1960s. Originally it was a 900 square foot home. As her family grew, her father started adding additions. First, he added a second living area and a basement. Then he enlarged the kitchen. Finally, he built on a second floor with two bedrooms. One of these bedrooms belonged to Sharon. I could tell it was difficult for her because of all the memories she had growing up in that house. After her parents died the family wasn’t able to keep up with repairs. Because of the condition of the property it made more sense for her to sell it directly to us. And that’s what she did. Now we get to make it all new again!

If you have a house that you need to sell call us. We are the #1 House Buyers in Amarillo. No matter what your situation, we can probably help. Call us today at 806-359-7653 or visit us online at House Buyers Amarillo.

We Buy Vandalized Houses | Sell Your House Fast Amarillo | 806-359-7653

Saturday, January 12th, 2019

Is it safe to let a house sit vacant? I can’t tell you how many times I get this question each week. If your house is vacant here are 2 very important things to consider:

First, the chances of vandalism increase dramatically when a house becomes vacant. In fact, many insurance companies will not insure a vacant house for this very reason. Call your insurance company right away and make sure you are covered. Make sure that a porch light hasn’t been left on. Keep the yard maintained and stop all mail and newspaper subscriptions. If possible, keep a car parked in the driveway. Another very inexpensive solution is to put lights and a radio on a timer. Do anything you can to make the house appear occupied.

Second, keep the utilities turned on and in use. Houses were made to be lived in. When a house sits vacant it is very hard on the house. Things start to go wrong. Sewer lines fill with grass and roots. The yard dries up and causes the foundation to settle and crack. During the winter plumbing can freeze and burst. Ask a friend or neighbor to stop by once every week and check on the property. Ask them to water the yard, to run the hot and cold water, and to flush the toilets. You can even put rock salt in the toilet tanks to help keep grass and roots from growing into the sewer line. By doing these things you are helping protect your property value.

If you are thinking of selling your vacant property to avoid these problems please let me know. We buy vandalized houses. You don’t have to make any repairs. We can close quickly and we pay all the closing costs. If you would like a cash offer–no strings attached– call us any time at (806) 359-7653 or visit us online at We Buy Vandalized Houses.

Selling a House with Foundation Issues | We Buy Houses Amarillo | Mitchell Property Group

Monday, October 22nd, 2018

The foundation is what holds everything together, the support, and the base. Without a proper foundation, a variety of other structural issues may plague your home. Your walls or roof, for example, could come crumbling down.
Selling a home with foundation issues is, without any doubt, a very challenging task. “Foundation problems” are two words that are sure to make any homebuyer run screaming. After all, the foundation is a critical component of a building.
If your house has a foundation problem, the real question then becomes “Can you still sell it?” Well, you can! However, it takes extra steps and consideration to successfully sell the home.
The experts over at Granite Foundation Repair, a foundation repair company servicing the DFW area, shared some of their insights on the topic.
Common Misconceptions about “Foundation Problems”

A common misconception many people have about foundation problems is they think the “foundation” itself is the problem. There are, granted, some cases where the concrete is to blame.
For instance, for homes built in the 1900s, too much water and salty sand is often a cause of concrete failure.
However, in most cases, soil settling is the root of the problem. Weather changes and expanding and retracting soil conditions can cause the soil beneath your home to shift, leading to structural damage.
Some of these shifts are normal, anticipated, and shouldn’t be worrying. However, when the shifts become excessive, then the resulting consequences can be utterly devastating.
If you notice that your home has foundation cracks, further inspect it. This way, you’ll know the severity of the problem. You can decide to hire a pro or go the do-it-yourself (DIY) route. If you opt for the latter option, look for the following hints.
• Misalignment of doors and windows
• Jamming, shutting, or sticking doors and windows
• Wood planks in the flooring becoming ajar
• Cracks beginning to show in ceramic and vinyl tile
• Large gaps beginning to show outside in the concrete around the house
• Drywall cracks and gaps beginning to show between the wall and ceiling
• The staircases begin to slope
• Floors becoming uneven

Inspect Cracks and other Fracture Types Further

We buy houses with foundation issues.

Not all cracks are created equal. Some may occur due to natural settling while others may point to more serious issues.
Cracks come in all shapes and sizes. Here are the different types to be on the lookout for during your inspection.
• Less than ¼ inch
If you notice these, don’t worry too much yet. They are typical and occur as a result of natural settling.
• Hairline cracks
Much like ¼ inch cracks, they are not usually worth losing sleep over, either. Most often, these occur between the concrete and mortar.
• L-Shape cracks
These may not indicate structural issues. They are shrinkage cracks that tend to follow a curvature, say, of a hillside.
• Stair-step or masonry joint cracks
Now, these mean trouble. If you notice these, call a foundation repair specialist immediately.
• Horizontal cracks
These are scary. Depending on their size, they may potentially mean you need to replace your foundation entirely.
• Vertical cracks
Vertical cracks run in the same direction as drywall, generally making them less serious.
With that in mind, the question remains: should you fix the foundation issues, or should you sell the home as-is?

Options when Selling a House with Foundation Issues

We buy houses with foundation issues.

1. Selling as-is.
Selling a house with foundation issues is undoubtedly a big challenge. But, there are things that you can do to meet that challenge. One such thing is selling the house without doing any extensive repairs.
For buyers with some experience in home improvement, this may be an opportunity to provide value. On the other hand, many other buyers will see the words “foundation repairs” and immediately walk away.
But even when a buyer wants to stick around, getting financing often presents another challenge. As a general rule of thumb, conventional lenders only finance homes that are structurally sound.
Even when the buyer is lucky to get one, they may still be subjected to higher interest rates or other unfavorable loan parameters.
2. Repairing the foundation problems.
If you decide to do all of the heavy lifting and tough renovations, then you’ll need to hire a structural engineer. Typically, they will provide you with information, guidance, and insight into the foundation repair process.
For the assessment report, expect to pay anywhere between $300 and $800 depending on your location. If your foundation needs new anchor piers or bolts, expect to pay up to $10,000.
For extensive repairs, like replacing an entire foundation, the costs can run the gamut. Depending on the scope of work and size of your home, expect to pay up to $40,000.

Selling a house with foundation issues is, clearly, not easy. That said, it isn’t impossible. With the right information and strategy, it can be done. We buy houses with foundation issues. We would be happy to visit with you and go over some options. Call us today at 806-359-7653 or visit us at We Buy Houses with foundation issues.

Your House Didn’t Sell, Now What? | We Buy Houses Amarillo | 806-359-7653

Wednesday, January 31st, 2018

So you decided to sell your house. You listed with a Realtor and your hopes were high. Six months came and went but your house didn’t sell. Now what?
There are many reasons why some homes don’t sell. But it usually boils down to one of three things.

1. Your price was too high. It sounds overly simple but it’s true. The number one reason why your house won’t sell is because it isn’t priced correctly. Some Realtors will tell you a really high value just to get you to list with them. This is a very common tactic. By the time you realize you need a price reduction, it’s too late. Your house has been on the market for several months and you missed the golden 30-day window. One of the best ways to tell your house is overpriced is if you are not getting many showings.

2. Your house has something wrong with it. If your house is priced correctly and it still didn’t sell you need to look at the house itself. Maybe it needs some general repairs or updating. Maybe it has a strong pet odor. Or perhaps it has a bad floor plan. It could even be something simple like having too much clutter. For every 10 showings, you should receive an offer. If your house is showing but no offers there is probably something wrong with your house. You have to figure out what is causing people to not like your house and then fix that problem. If you don’t want to fix the problem you’ll need to lower the price.

3. Your house was not marketed correctly. Using the right Realtor to properly market your house makes a huge difference. Sometimes poor marketing strategies can cause your house not to sell. If you want to know more about this give us a call and we can show you our marketing strategy.

If you have a house that didn’t sell give us a call. We can give you several options. We can make you a cash offer and we can also talk to you about listing the property for you. Even if you don’t want to use us we can still talk strategy and give you some ideas. Call us today at 806-359-7653 or visit us online at We Buy Houses.

Why are we different? We give you more options! | Mitchell Property Group | 359-7653

Friday, December 8th, 2017

There are lots of people who buy houses. And there are lots of Realtors. We happen to be both. Here’s why that should matter to you.

Last week a lady called and told me she wanted to sell her house. She said it needed some work but it wasn’t too bad. She said she needed to sell it within a month or two. I knew her neighborhood very well and I knew that her house would sell fast if it was marketed correctly. I asked her if she had considered listing it with a Realtor and she said she had not because it needed some work. I always like to provide sellers with two options so I took Landon with me. Landon is one of the top agents in Amarillo. After we looked at her house and got enough information to understand her situation we advised her to list her house with us instead of selling it to us. This was a better option for her because her house is in a good neighborhood, it was in better condition than she thought, and she has time to wait for it to sell. As much as I would have loved to buy this house from her I knew Landon could get her more money by listing it. I told her that if for some reason he couldn’t get it sold that she could always fall back on my cash offer and we would waive all the Realtor fees. She liked having my offer as a safety net. This is what you call a win/win situation!

If you have a house that you need to sell we would love to visit with you. We buy houses in just about any price range or condition. Sometimes the best thing for you is to sell directly to us and close fast. Sometimes it may be better for us to list your house. Our job is to give you enough good information so you can make an informed decision. Give us a call and let us help you find a solution that makes the most sense for you! Don’t Get Scammed! |We Buy Houses Amarillo | Mitchell Property Group

Tuesday, August 8th, 2017

A while back I met with a homeowner and placed a bid on their house. A few days later they called and told me I had been outbid by another investor. I was surprised to hear this because I had made what I considered to be a very aggressive offer. A month later they called and asked if my offer was still good. I told them it was and we closed two days later. At closing they told me that this other investor had really given them the run-around. Once he got their house under contract he had brought in other buyers to try and sell the property before he had even bought it. Sounds crazy but it happens all the time. When he couldn’t find another buyer he just backed out.
Here are the 5 best ways to avoid being scammed:

1. Never sign an assignable contract. Do not sign a contract with the words “and/or assigns” written in it. In fact, in special provisions you should write “this contract is not assignable.” This is probably the easiest way to avoid being scammed. This will prevent an investor from trying to sell your house before they buy it.

2. Ask for references. A good company will not mind giving you references. I can give you as many as you want.

3. Verify funds. If someone advertises they pay cash for houses they won’t mind you verifying that they actually have the money to close. If they balk at this request do not work with them.

4. Ask for a short closing date. Even if you want to close in 30 days don’t tell that to the investor. Tell them you want to close in 3 days and your contract will not be assignable. You will be able to tell immediately if you are dealing with a real cash buyer or not!

5. Do not sign a contract with a long option period or a long inspection period. Anything over 5 days should be a red flag. Many new investors want long option periods so they can back out if they can’t find a new buyer. Short option periods make this much more difficult.

If any of this sounds confusing just call me and I can explain it further. When we write a contract and shake your hand we intend on closing that deal. You are welcome to call our references and verify funds. We do what we say we’ll do and our deals close on time with no problems. That’s why we receive so many referrals from happy customers. We are very much a local company. You are welcome to stop by our office for a cup of coffee anytime.

If you have a house to sell in Amarillo or Canyon give us a call. We buy houses in just about any price range or condition. We would be happy to make you an offer. You can call us at 806-359-7653. You can also visit us online at We Buy Amarillo Houses.
