So you decided to sell your house. You listed with a Realtor and your hopes were high. Six months came and went but your house didn’t sell. Now what?
There are many reasons why some homes don’t sell. But it usually boils down to one of three things.

1. Your price was too high. It sounds overly simple but it’s true. The number one reason why your house won’t sell is because it isn’t priced correctly. Some Realtors will tell you a really high value just to get you to list with them. This is a very common tactic. By the time you realize you need a price reduction it’s too late. Your house has been on the market for several months and you missed the golden 30 day window. One of the best ways to tell your house is overpriced is if you are not getting many showings.

2. Your house has something wrong with it. If your house is price correctly and it still didn’t sell you need to look at the house itself. Maybe it needs some general repairs or updating. Maybe it has a strong pet odor. Or perhaps it has a bad floor plan. It could even be something simple like having too much clutter. For every 10 showings you should receive an offer. If your house is showing but no offers there is probably something wrong with your house. You have to figure out what is causing people to not like your house and then fix that problem. A while back I met with a homeowner and placed a bid on their house. A few days later they called and told me I had been outbid by another investor. I was surprised to hear this because I had made what I considered to be a very aggressive offer. A month later they called and asked if my offer was still good. I told them it was and we closed two days later. At closing they told me that this other investor had really given them the run-around. Once he got their house under contract he had brought in other buyers to try and sell the property before he had even bought it. Sounds crazy but it happens all the time. When he couldn’t find another buyer he just backed out.
Here are the 5 best ways to avoid being scammed:

1. Never sign an assignable contract. Do not sign a contract with the words “and/or assigns” written in it. In fact, in special provisions you should write “this contract is not assignable.” This is probably the easiest way to avoid being scammed. This will prevent an investor from trying to sell your house before they buy it.

2. Ask for references. A good company will not mind giving you references. I can give you as many as you want.

3. Verify funds. If someone advertises they pay cash for houses they won’t mind you verifying that they actually have the money to close. If they balk at this request do not work with them.

4. Ask for a short closing date. Even if you want to close in 30 days don’t tell that to the investor. Tell them you want to close in 3 days and your contract will not be assignable. You will be able to tell immediately if you are dealing with a real cash buyer or not!

5. Do not sign a contract with a long option period or a long inspection period. Anything over 5 days should be a red flag. Many new investors want long option periods so they can back out if they can’t find a new buyer. Short option periods make this much more difficult.

I was eating lunch with my wife on a Friday at Abuelos. It is her favorite place to eat and it’s close to our office so we try to go as much as possible. My phone rang and I immediately hit silence. I noticed it was a Realtor I have worked with over the years. After lunch I called her back. This is the scoop she gave me. Her house was in a nice part of town. She had lived there for 15 years. It was not in terrible condition but it was not updated. She had found a great deal on a new home that required her to act fast. She wanted me to come give her an offer.

The real estate market in Amarillo TX has greatly improved from what it was just a few years ago.  This is great news if you have a house to sell.  The biggest problem right now is finding someone who can get approved for a loan.  During the Real Estate boom of the early 2000’s you could sell your house by simply putting a sign in the yard.  But now the Realtor have all of the buyers.  So this brings me to my point.  How can you sell your house fast without using a Realtor?

I am probably asked this question at least once every day.  I could go on and on for hours about the mistakes that I see home owners make, but the biggest mistake of all is pricing the house incorrectly.  Many people price their house at what they would like it to be worth, or what it used to be worth, or what their neighbor’s house sold for three years ago.  They rarely take the time to do research.  Pricing a house correctly is the first critical step to getting it sold.  You have got to get the most you can but you also have to be realistic.  You need to look at market comparables in your neighborhood.  Try to look only at houses that are within 20% of the same size as yours, in the same condition, and that have sold within the last year.  If you price it too high you will miss out on the first 30 days on the market, which is the time that your house will get the most exposure.  Price it aggressively if you want it to sell quickly.  Even if you are just 5% below the rest of the competition your house will stand out.  If you would like more information on this subject visit give me a call at 806-359-7653.

Our Real Estate market has picked up here in good ole Amarillo Texas!  That is great news if you have a house that you need to sell.  But what if you have a house that needs a lot of work?  Are those types of houses selling fast?

 

This is what the experts don’t always tell you.  There are really two Real Estate markets.  One for the pretty homes and one for the distressed homes that need a lot of work.  The pretty houses are selling much faster than the distressed houses.  The ‘fixer upper’ market is very saturated right now because there are still a lot of foreclosed homes for sale.  This is not good news if you are trying to sell a house that needs a lot of work.  It is important to keep this in mind when you hear people talking about how the Real Estate market has improved.  So the bottom line is that if you list a house that needs repairs be prepared for it to take a while to sell.

Usually things slow down as summer draws to an end.  But the last few weeks our phones have been ringing off the hook! Why are people looking for an Amarillo Home Buyer?  And do you REALLY need a realtor?

  1. The Real Estate market for ‘fixer uppers’ is still slow. The market in Amarillo is better now than it has been since 2008.   Nice, pretty houses are selling.  If you have a house that needs work however, it is a completely different story!  The market is flooded with foreclosures.  These are distressed properties that are priced at a discount.  This is your competition if you have a house that needs work.  This segment of the market is very slow.
  1. People are tired of using Realtors. The best Realtor in the world can’t guarantee that your house will sell.  Most Realtors do a good job. It just takes them several months to get your house sold.  Sometimes it is because they are not marketing the property correctly or following up on showings. Other times it has nothing to do with the Realtor.  When you use a Realtor you can count on multiple showings.  Some people don’t want to keep their house neat and clean at all times.  Many Realtors will want you to make repairs before they take on the listing.  For some people this is just not an option.
  1. People can’t afford their property. Many people have no idea just how expensive it can be to own a home.  First you have your house payment, then property taxes (which will be due in January), and then you have insurance.  These are the big three.  But don’t forget about maintenance!  It just flat out costs a lot of money to keep a house up and running.  Things break and need to be repaired.  All of these things add up.
