As I walked through the house I prayed that the Lord would give me special wisdom to help this family. I proposed that they move in to one of my rentals and allow me to help them make some of the repairs that would be needed so that they could sell their house for retail on the open market. But they just wanted out. So I made them an offer and told them to think about it and pray about it. In the end they decided to sell me the house. I am going to sell them one of my remodeled houses at a discounted price. Since they want to move as soon as possible I will let them rent my house until they can get their loan approved. It feels so good to be able to help amazing people like this family.

Should I Sell My House or Rent It? | Sell My House Amarillo

First let me start out by saying that I think everyone should own a rent house.  There are a lot of headaches but the long-term benefits are great.  But what about renting out your personal home?  Is that a good idea?

Here is a classic scenario.  A young couple wants to sell their starter home and move into a bigger house.  Their house is in great condition and they have built up some equity over the years.  They owe $80,000 and the house is worth around $100,000.  They rent their cute little house out  for $1000 per month and that covers their payment of $800 and leaves them $200 left over each month.  Everyone is happy.

Fast forward three years down the road and the picture is not so bright.  They have gone through four tenants in a three year time period.  Two had to be evicted.  Their house has been destroyed multiple times.  They have spent nights and weekends painting and making repairs every time the tenant moved out.  They had to replace a sewer line and an air conditioner condenser.  In other words, they are broke and tired.  So they decide to sell.

The problem is that now their house is no longer worth $100,000.  Now it is worth about $75,000.  So they will have to either completely remodel the house or sell it for a loss.  Neither of which they are excited about doing.

It is usually a terrible decision to make your personal home into a rental.  It is much better to sell it while it is in good condition.  If you have lived there for over two years (one year for fist time home owners) you will not owe any taxes on your gain.  This in and of itself is reason enough to not convert your home to a rental.

The number of foreclosures in Amarillo has dropped dramatically.  That is great news for our housing market and for home owners in general.  Of course, if you are currently facing foreclosure, this news is of little comfort to you.

A short sale is basically where a home owner works out an agreement with their lender for their payoff amount to be lowered.  This will help get the house sold.  The bank avoids costly attorney fees and the home owner  keeps a foreclosure off of their record.  Win-win.

The problem is that short sales are difficult and they can take several months to complete.  The bank requires that your house be listed with a Real Estate Agent in order to start the process.  Many times home owners list with an agent who is not familiar with short sales and they are never successful.

The Real Estate market in Amarillo is booming!  That is great news if you have a house that you need to sell.  But what if you have a house that is in bad condition?  How do you sell a house like that?

 

This is what the experts don’t always tell you.  There are really two Real Estate markets.  One for the pretty houses and one for the distressed houses that need a lot of work.  The pretty houses are selling much faster than the distressed houses.  The ‘fixer upper’ market is very saturated right now because there are still a lot of foreclosed homes for sale.  This is not good news if you are trying to sell a house that needs a lot of work.  It is important to keep this in mind when you hear people talking about how the Real Estate market has improved.  So the bottom line is that if you list a house that needs repairs be prepared for it to take a while to sell.

The real estate market in Amarillo TX has greatly improved from what it was just a few years ago.  This is great news if you have a house to sell.  The biggest problem right now is finding someone who can get approved for a loan.  During the Real Estate boom of the early 2000’s you could sell your house by simply putting a sign in the yard.  But now the Realtor have all of the buyers.  So this brings me to my point.  How can you sell your house fast without using a Realtor?

I am probably asked this question at least once every day.  I could go on and on for hours about the mistakes that I see home owners make, but the biggest mistake of all is pricing the house incorrectly.  Many people price their house at what they would like it to be worth, or what it used to be worth, or what their neighbor’s house sold for three years ago.  They rarely take the time to do research.  Pricing a house correctly is the first critical step to getting it sold.  You have got to get the most you can but you also have to be realistic.  You need to look at market comparables in your neighborhood.  Try to look only at houses that are within 20% of the same size as yours, in the same condition, and that have sold within the last year.  If you price it too high you will miss out on the first 30 days on the market, which is the time that your house will get the most exposure.  Price it aggressively if you want it to sell quickly.  Even if you are just 5% below the rest of the competition your house will stand out.  If you would like more information on this subject visit give me a call at 806-359-7653.

It simply amazes me how people react when they are facing foreclosure.  It’s like they become zombies and just ignore the facts.  They just won’t take the action needed to save themselves!

Last week a man called me on January 2nd and told me that he was facing foreclosure.  The bank was going to auction his house on the February 4th.   He told me that he was trying to get the house refinanced but wasn’t sure if he could get approved.  I told him that it is very rare that anyone gets approved for a refinance when they are behind on their payments.  I also told him the same thing I tell everyone else.  Make sure you have a good back up plan.

I went and met with him and made him an offer on his house.  He was fortunate enough to have enough equity to be able to sell if he wanted to.  But he wanted to wait and see if he could get the house refinanced.  I warned him that if he wanted to sell we would need to allow about two weeks before the sale date just to give ourselves plenty of time.  But he didn’t seem concerned.

As the sale date approached I kept contacting him to remind him that he needed to do something.   I told him that waiting until the last minute was very risky.  In order to buy a house in foreclosure you have to get the bank to send you a payoff.  Banks usually drag their feet and take anywhere from 3-7 business days to get it to you.  This presents a real problem.

Finally he called me 8 days before the sale and said he wanted to sell.  We immediately sent a payoff request to the bank.  This was on a Monday and the sale date was on the following Tuesday.  The bank responded to our request on Tuesday and told us that it would take 4-5 business days to get the payoff.  So now we were hoping to have it by Friday or Monday.

Finally we received the payoff Monday at 4:45.  The bank informed us that they would not accept a wire transfer.  They had to have a cashiers check on by 5:00 that same day or they would foreclose.  We called the bank and begged and pleaded but they just did not care.  The following morning at 10:00 the bank foreclosed on his house.  He didn’t get a dime.  To make matters worse he received an eviction notice the next day.  I wish I could say that this was an isolated event but it is not.  I see this all the time.  If he would have just listened to me and taken action he would have had money in his pocket and plenty of time to find a new place to stay.

  1.  When you have plenty of time to sell your house.  If you can wait for at least three months or more you might consider calling a Realtor assuming you meet at least one of the next two requirements.
  2. When your house is in good condition.   This means that you may be able to find a homeowner who can pay more than an investor like me.
  3. When your house is in a good area.  Houses in good areas have a good chance of selling if you list them with a good Realtor.  Assuming of course you can wait for three months or more.
