The Real Estate market in Amarillo is booming!  That is great news if you have a house that you need to sell.  But what if you have a house that is in bad condition?  How do you sell a house like that?

The real estate market in Amarillo TX has greatly improved from what it was just a few years ago.  This is great news if you have a house to sell.  The biggest problem right now is finding someone who can get approved for a loan.  During the Real Estate boom of the early 2000’s you could sell your house by simply putting a sign in the yard.  But now the Realtor have all of the buyers.  So this brings me to my point.  How can you sell your house fast without using a Realtor?

I am probably asked this question at least once every day.  I could go on and on for hours about the mistakes that I see home owners make, but the biggest mistake of all is pricing the house incorrectly.  Many people price their house at what they would like it to be worth, or what it used to be worth, or what their neighbor’s house sold for three years ago.  They rarely take the time to do research.  Pricing a house correctly is the first critical step to getting it sold.  You have got to get the most you can but you also have to be realistic.  You need to look at market comparables in your neighborhood.  Try to look only at houses that are within 20% of the same size as yours, in the same condition, and that have sold within the last year.  If you price it too high you will miss out on the first 30 days on the market, which is the time that your house will get the most exposure.  Price it aggressively if you want it to sell quickly.  Even if you are just 5% below the rest of the competition your house will stand out.  If you would like more information on this subject visit give me a call at 806-359-7653.

It simply amazes me how people react when they are facing foreclosure.  It’s like they become zombies and just ignore the facts.  They just won’t take the action needed to save themselves!

Last week a man called me on January 2nd and told me that he was facing foreclosure.  The bank was going to auction his house on the February 4th.   He told me that he was trying to get the house refinanced but wasn’t sure if he could get approved.  I told him that it is very rare that anyone gets approved for a refinance when they are behind on their payments.  I also told him the same thing I tell everyone else.  Make sure you have a good back up plan.

I went and met with him and made him an offer on his house.  He was fortunate enough to have enough equity to be able to sell if he wanted to.  But he wanted to wait and see if he could get the house refinanced.  I warned him that if he wanted to sell we would need to allow about two weeks before the sale date just to give ourselves plenty of time.  But he didn’t seem concerned.

As the sale date approached I kept contacting him to remind him that he needed to do something.   I told him that waiting until the last minute was very risky.  In order to buy a house in foreclosure you have to get the bank to send you a payoff.  Banks usually drag their feet and take anywhere from 3-7 business days to get it to you.  This presents a real problem.

Finally he called me 8 days before the sale and said he wanted to sell.  We immediately sent a payoff request to the bank.  This was on a Monday and the sale date was on the following Tuesday.  The bank responded to our request on Tuesday and told us that it would take 4-5 business days to get the payoff.  So now we were hoping to have it by Friday or Monday.

Finally we received the payoff Monday at 4:45.  The bank informed us that they would not accept a wire transfer.  They had to have a cashiers check on by 5:00 that same day or they would foreclose.  We called the bank and begged and pleaded but they just did not care.  The following morning at 10:00 the bank foreclosed on his house.  He didn’t get a dime.  To make matters worse he received an eviction notice the next day.  I wish I could say that this was an isolated event but it is not.  I see this all the time.  If he would have just listened to me and taken action he would have had money in his pocket and plenty of time to find a new place to stay.

I never thought that being a Real Estate Investor would be so challenging.  I knew it would take hard work and I knew that there would be risk, but I never realized how difficult it would be.  And yet we have made it one more year.  2013 is in books and 2014 is full of possiblilities.  Looking back on 2013 I realize that I made my fair share of mistakes.  But the Lord took care of us.  And for that I am thankful.

  1.  When you have plenty of time to sell your house.  If you can wait for at least three months or more you might consider calling a Realtor assuming you meet at least one of the next two requirements.

  3. When your house is in a good area.  Houses in good areas have a good chance of selling if you list them with a good Realtor.  Assuming of course you can wait for three months or more.

  2. I would expect them to be nice.  We have an office policy.  We don’t deal with mean people.  If someone is a jerk we try very hard to avoid them.  We treat people like we would like to be treated.
  3. I would expect them to have the ability to buy the house.  I know it sounds silly but many so-called investors don’t have the ability to buy houses.  I would ask to see a proof of funds letter or talk to their bank.  This would eliminate most of the con-artists.
  4. I would expect them to take care of business!  I would want them to show up when they said they would show up and call back when they said they would call back.  I would also expect them to close on time and I would want my money at closing, not several days later!
  5. I would not want them to be pushy!  I would want them to give me all of the information, including their offer, and then back off and let me make a decision!  Nobody likes to be pressured.

You would be crazy to sell your house to one of those We Buy Amarillo Houses for Cash companies right?  After all, they are just a bunch of scam artists.  Listing with a Realtor is ALWAYS your best option.  After all, they are professionals and they help you get top dollar.  Right?

Recently I read an article on the internet advising home owners to steer clear of We Buy Amarillo Houses companies.  The author who was a licensed Real Estate Agent, went on and on about how it is NEVER a good idea to sell to an investor.  She said it is ALWAYS better to list with a ‘Professional.’  I strongly disagree.

First let me start by saying that every person selling a home has a unique situation.  It is not wise for anyone to give them ‘one size fits all’ advice.  Let me also say that many times it IS in fact better for a homeowner to list with an agent.  If the house is in good condition, in a good neighborhood, and the seller has plenty of time to sell then a Realtor is probably the way to go.  But if the seller has a house that needs work, or is in a bad neighborhood, or they need to sell fast, then I highly recommend that they get an offer from a reputable Real Estate Investor.  Then they can decide for themselves which way to go.

Realtors are always quick to point out how terrible it is for investors to make what they consider to be low offers.  But what they need to realize is it is even worse to mislead a homeowner by promising them an unrealistic price for their house.  This is one of the oldest tricks in the book.  An agent will recommend a high listing price just to get the homeowner to list with them.  After the home has been on the market for a month or two with no showings the agent will recommend a price reduction.  A few months later the agent will recommend another price reduction.  At this point the homeowner is very frustrated but they are locked into a listing agreement.  In my opinion this is much more deceptive and dishonest then offering a low price.  But nobody ever talks about it and it happens all the time!

Another thing that Realtors need to remember is that not every house can be sold on the MLS.  Many people who call investors like me have a house that needs a lot of work.  These houses will end up being sold to an investor anyway so why involve a Realtor and pay extra commissions?

It is also important to remember that timing in a Real Estate transaction is just important as price to some people.  If you look on the Amarillo MLS you will find that many houses listed with agents have been on the market for over a year!  Some people need to sell their house in a week, that’s why they call me in the first place.

In the end, I believe that more information is better than less information.  More options are better than less options.  I always encourage homeowners to consult with a Realtor.  But I also think it is good for homeowners to get a written offer from an investor.  Especially if they have a house that needs a lot of work or that needs to be sold fast.  There is nothing that FORCES someone to take that offer!  I have found that people are not stupid.  If they can get enough good information they can make an intelligent decision.
