Don’t Get Scammed! |We Buy Amarillo Houses

A while back I met with a homeowner and placed a bid on their house. A few days later they called and told me I had been outbid by another investor. I was surprised to hear this because I had made what I considered to be a very aggressive offer. A month later they called and asked if my offer was still good. I told them it was and we closed two days later. At closing they told me that this other investor had really given them the run-around. Once he got their house under contract he had brought in other buyers to try and sell the property before he had even bought it. Sounds crazy but it happens all the time. When he couldn’t find another buyer he just backed out.
Here are the 5 best ways to avoid being scammed:

1. Never sign an assignable contract. Do not sign a contract with the words “and/or assigns” written in it. In fact, in special provisions you should write “this contract is not assignable.” This is probably the easiest way to avoid being scammed. This will prevent an investor from trying to sell your house before they buy it.

2. Ask for references. A good company will not mind giving you references. I can give you as many as you want.

3. Verify funds. If someone advertises they pay cash for houses they won’t mind you verifying that they actually have the money to close. If they balk at this request do not work with them.

4. Ask for a short closing date. Even if you want to close in 30 days don’t tell that to the investor. Tell them you want to close in 3 days and your contract will not be assignable. You will be able to tell immediately if you are dealing with a real cash buyer or not!

5. Do not sign a contract with a long option period or a long inspection period. Anything over 5 days should be a red flag. Many new investors want long option periods so they can back out if they can’t find a new buyer. Short option periods make this much more difficult.

Yesterday I read online that a homeowner had a bad experience with a nationwide home buying franchise. I read both sides of the story and I honestly think that the homeowner got the short end of the deal. I want you to know that we are not your typical house buying company. Here’s why.

1. We give you at least two options. We are investors but we are also Realtors. We can buy your house or we can list your house. Every time we make an offer on a house we also give you a recommended list price. Sometimes it is better to list your house and we want you to know that. Now don’t get me wrong, we’d always love to buy it and we can do that, but we want you to know all of your options. If you have a house that needs a lot of work or needs to be sold fast selling it directly to us is probably your best option. But if your house is in good condition and you don’t need to sell it fast listing it could be a great option.

2. We give you a lot of information. We’ve always believed that when people have enough good information they can make a decision that is best for them. Every time we make an offer we tell you what we believe to be the anticipated resale value of your home. This is often referred to as the ARV or ‘after repair value.’ We tell you the estimated amount of repairs. This way you know exactly what your house would be worth in tip-top condition and what it would take to get it there. If your house is in good condition we will also tell you what the ‘as is’ value would be if we were to list it for you. We go over closing costs and Realtor fees so that know what you would walk away with if you decided to go this route. In other words, we show you several different options. We know every situation is different so we don’t offer one-size-fits-all solutions!

I never thought that being a Real Estate Investor would be so challenging.  I knew it would take hard work and I knew that there would be risk, but I never realized how difficult it would be.  And yet we have made it one more year.  2013 is in books and 2014 is full of possiblilities.  Looking back on 2013 I realize that I made my fair share of mistakes.  But the Lord took care of us.  And for that I am thankful.

I get a lot of calls every day from people who need to sell houses in Amarillo.  I always try to put myself in their shoes.  And actually, I’ve been in their shoes quite a few times.  I have made a lot of bad buying decisions over the years and have found myself in situations where I had a house that I needed to sell quick fast and in a hurry!  So I always ask myself… if I called a We Buy Amarillo Houses Company, what would I expect from them?

  1.  The first thing I would expect is honesty.  Real Estate Investors across the nation have earned a reputation as being shady.  And for good reason.  I have never seen an industry attract so many con-artists!  Selling a house is a big deal.  I would insist that the company I was dealing with was honest.  I would ask for references and check with the Better Business Bureau.
  2. I would expect them to be nice.  We have an office policy.  We don’t deal with mean people.  If someone is a jerk we try very hard to avoid them.  We treat people like we would like to be treated.
  3. I would expect them to have the ability to buy the house.  I know it sounds silly but many so-called investors don’t have the ability to buy houses.  I would ask to see a proof of funds letter or talk to their bank.  This would eliminate most of the con-artists.
  4. I would expect them to take care of business!  I would want them to show up when they said they would show up and call back when they said they would call back.  I would also expect them to close on time and I would want my money at closing, not several days later!
  5. I would not want them to be pushy!  I would want them to give me all of the information, including their offer, and then back off and let me make a decision!  Nobody likes to be pressured.

You would be crazy to sell your house to one of those We Buy Amarillo Houses for Cash companies right?  After all, they are just a bunch of scam artists.  Listing with a Realtor is ALWAYS your best option.  After all, they are professionals and they help you get top dollar.  Right?

Recently I read an article on the internet advising home owners to steer clear of We Buy Amarillo Houses companies.  The author who was a licensed Real Estate Agent, went on and on about how it is NEVER a good idea to sell to an investor.  She said it is ALWAYS better to list with a ‘Professional.’  I strongly disagree.

First let me start by saying that every person selling a home has a unique situation.  It is not wise for anyone to give them ‘one size fits all’ advice.  Let me also say that many times it IS in fact better for a homeowner to list with an agent.  If the house is in good condition, in a good neighborhood, and the seller has plenty of time to sell then a Realtor is probably the way to go.  But if the seller has a house that needs work, or is in a bad neighborhood, or they need to sell fast, then I highly recommend that they get an offer from a reputable Real Estate Investor.  Then they can decide for themselves which way to go.

Realtors are always quick to point out how terrible it is for investors to make what they consider to be low offers.  But what they need to realize is it is even worse to mislead a homeowner by promising them an unrealistic price for their house.  This is one of the oldest tricks in the book.  An agent will recommend a high listing price just to get the homeowner to list with them.  After the home has been on the market for a month or two with no showings the agent will recommend a price reduction.  A few months later the agent will recommend another price reduction.  At this point the homeowner is very frustrated but they are locked into a listing agreement.  In my opinion this is much more deceptive and dishonest then offering a low price.  But nobody ever talks about it and it happens all the time!

Another thing that Realtors need to remember is that not every house can be sold on the MLS.  Many people who call investors like me have a house that needs a lot of work.  These houses will end up being sold to an investor anyway so why involve a Realtor and pay extra commissions?

It is also important to remember that timing in a Real Estate transaction is just important as price to some people.  If you look on the Amarillo MLS you will find that many houses listed with agents have been on the market for over a year!  Some people need to sell their house in a week, that’s why they call me in the first place.

In the end, I believe that more information is better than less information.  More options are better than less options.  I always encourage homeowners to consult with a Realtor.  But I also think it is good for homeowners to get a written offer from an investor.  Especially if they have a house that needs a lot of work or that needs to be sold fast.  There is nothing that FORCES someone to take that offer!  I have found that people are not stupid.  If they can get enough good information they can make an intelligent decision.

6 years ago today I quit a great paying job and began my life as a full-time Real Estate investor. We had been investing part-time for years but this was the big dream we had been praying would become reality.  I remember being extremely excited but also scared that it wouldn’t work. I was terrified that I might fail. I bought a old clunker minivan that I could drive with the thought that if things got tough I could sell my truck and stay afloat for a few more months. I think it embarrassed Emmy to death but the kids loved riding in it. I even had a second and third job lined up just in case we weren’t making ends meet.

I’ve made a ton of mistakes over the last 6 years, several of which could have knocked us out of the game. It is amazing to me how the Lord has rescued us every time. Emmy has been such a huge help. She can do my job and my assistant’s job but there is no way I can do hers. I am very thankful for such an awesome wife who has not only supported me, but also helped make it happen.

We still have a long way to go to accomplish our goals but man… it is just awesome to wake up every morning and be so excited to go to work! I will never, ever stop being thankful. Thank you Lord, and thank you Emmy Lou!!!!!

Amarillo TX Real Estate Market. How long does it take to sell a house in Amarillo TX?

I try to keep a close eye on our real estate market.  As a Real Estate Investor, I have to make sure that I know what houses are worth and how long it takes them to sell, which is just as important. 

When someone calls me to sell their house I like to give them options.  I not only give them a cash offer which I can close in just a few days, I also try to let them know about what their house would bring if they were to list it with a Realtor.  Then they can make a good choice based on the facts. 

It is usually pretty easy to tell someone how much their house is worth.  There are comparable market sales that help me determine that.  The harder question to answer is how long will it take to get the house sold. 

Right now in Amarillo it takes anywhere from 4 to 7 months to sell a house priced $200,000 or less.  You can figure that out by looking at the Months of Inventory in the chart below.  For example, look at the $70,000-$89,999 price range.  There is a 6.3 month supply of inventory.  What this means is that if there were no new listings that came on the market it would take 6.3 months for all of the current listings to be sold.  It is also a rough indication of how long it will take a house in that price range to sell.  It is not an exact science but it is pretty dang close.

But remember, this is just a guide.  There are still free market forces at work.  If you have a very nice house that doesn’t need any work and you price it too cheap it will sell sooner.  If you price it too high and it needs a lot of work it will sell much later, if it sells at all.  There are houses all over Amarillo that have been on the market for a year or longer.  Many of these houses are not in good enough condition to be sold with a Realtor. 

In the end it really all boils down to condition and price.  If you price your house correctly you can expect it to sell in about 4-7 months if you use a Realtor.  Of course you will have to pay a Realtor fee of about 6%, plus you own closing costs of about 1%, plus buyer closing costs of 3-6%, and make any necessary repairs.  For some people it is better to take my offer and close the same week.  For others it is better to wait it out and use a Realtor. 

I can tell you this much, regardless of what the charts show, it has gotten much more difficult to sell a house in Amarillo.  Banks are looking for reasons not to make loans.  Buyers are expecting to find bargains and negotiate harder than ever.  They also hire inspectors and expect you to make a lot of repairs.  There just also seems to be more competition than ever.  Every month more and more foreclosed HUD houses come on the market that can be purchased for a discount.  This is stiff competition for you if the house you are selling needs work.
